This 100 m² ground-floor office has its own entrance and three rooms of 18 m² each. A kitchenette nook with a built-in full-size fridge sits at the corner of the corridor; there are separate men's and women's WCs. The rooms have carpet flooring. The building has central heating and central air conditioning; energy use is metered per unit. The rooms look onto the inner courtyard garden. A lift and an enclosed, heated staircase connect the underground garage to the ground floor. The office is reached via the reception area. A card access-control system and a central fire-alarm system are in operation.

A minimum of 2 parking spaces is mandatory; one additional space is available. VAT applies to all amounts.
Term and payment
- Fixed-term lease, minimum one year (longer is possible). Early termination forfeits the deposit as liquidated damages.
- For one-year leases, a deposit equal to 3 months' rent is due at signing.
- For two-year leases, a deposit equal to 2 months' rent is due at signing.
- Monthly rent is due on the first of the month, with 8 days to pay.
- Rent is payable in EUR or HUF. At lease start the amount can be fixed in HUF. For EUR payments, the HUF equivalent on the invoice is calculated at the MNB mid-rate on the day of performance. Rent is adjusted every 12 months based on the Hungarian CPI.
Utilities and common costs
Utilities are billed monthly in arrears, plus VAT. Metered items (based on meter readings): water, sewerage, gas, electricity. Items re-billed pro rata to rented area:
- Waste collection
- Lift maintenance and inspections
- Garden maintenance (typically March–November)
- Building insurance
A common-area service charge is payable in addition.
